What must I bring with me to tour an apartment?
Valid Photo ID
What is acceptable proof of income to sign a lease?
2 most current pay stubs, 2 most current months of bank statements, offer letter, or current W2
What are your application and administration charges?
Application fee is $85, Administration Fee is $300, and deposit will vary by the apartment size.
What happens if I qualify for an apartment, but my roommate does not?
The roommate will not be approved to lease/live onsite.
Is my security deposit totally refundable?
The security deposit is refundable pending any damages, outstanding balances etc. and is handled in accordance with Florida law.
If I get a job transfer, can I break the lease?
Provide 60-day written notice, pay termination fee, and pay back any concessions.
Can I change to a month-to-month lease plan after my first year?
Lease automatically defaults to MTM, unless you renew or give 60-day notice. A month-to-month fee will apply.
Do you accept leases for short terms?
We DO NOT offer leases under 7 months, subject to change.
Am I required to have renters' insurance?
Yes, $100,000 personal liability and policy must have unit and list all adults.
Do you offer furnished apartments?
We can recommend third parties to assist with furnishings.
Do you offer corporate apartments?
Yes, through 3rd party services.
If something needs to be repaired in my apartment, how do I report it?
Please contact the office, via phone, email, or resident portal.
When is my rent payment due?
1st of the month, this includes holidays.
What day of the month am I liable for a late charge?
Rent is due on the 1st of the month and late fees begin on the 4th.
Will you accept electronic payments from my bank?
Yes, you are responsible for payments getting into the office on time.
Is there a place where I can pay my rent after office hours?
Online resident portal.
There is a person who might be staying with me for a while, is that permitted by the lease?
No more than 7 consecutive days.
Do you have reserved parking?
Yes, there is a monthly cost of $25 associated with a reserved parking space.
I have a motorcycle, where can I park it?
In any parking space designated for vehicles.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, office must be notified and children must be added as minor occupants.
Can I install my satellite dish at my apartment?
Do you have cable services?
Does the property have a fitness center?
Yes, 24hr fitness center.
Does the property have a swimming pool?
Does the property offer on-site recycling?
Are gas grills permitted at your property?
No, but there are gas grills onsite for the residents to use.
Is there any additional storage space available at your property?
Are residents permitted to paint their apartment?
Yes, but must paint or be charged to return back to original color upon move out.
Will you accept my delivery packages for me?
No, all packages should be placed in the package locker system.
Do you have a list of Preferred Employers?
Yes, we have a Corporate Advantage Program. Admin fee waived.
Where do I register to Vote?
United States Postal Service Offices or Library.
How is your property different from the competition?
Our luxury apartment community is located near downtown Orlando's best shopping and dining options. We are also close to the Historic District, Orange Avenue, Exploria Stadium, SAK Comedy Club, Amway Center, The Country Club of Orlando, and Camping World Stadium. Our apartments are great for commuters as we are also close to I-4 and Interstate 408. Students enjoy close proximity to UCF and the Orange County School District.
